Our professional inspection service includes us visiting your property to understand your requirements. We’ll undertake a walk-through with a member of your body corporate team or an on-site manager to discuss the details with you.

For large properties, we use drones to take images above and around the property.

A drone is a handy way to identify any problems caused by the elements, for example, sand and sea air. This type of damage can often be challenging to see from ground level.

We provide professional inspections to help establish the costs for repainting the exterior and interior surfaces of your strata building. These typically include an on-site assessment with one of our experienced team members and a walk-through of all requirements with a member of your body corporate team.

Depending on the size of your property, we also use a drone to fly around and above the property, to ensure we identify all the issues that we may experience when painting. This can be particularly useful if your property is situated near the water and is exposed to sand and sea air, where damage can sometimes be challenging to see from the ground.

In addition, we offer cost consulting, which provides recommendations for how to best tackle any issues the building is facing, the extend of the damage and the cost to fix any problems. Concrete spalling

Concrete spalling is sometimes also referred to as concrete cancer, and it’s when concrete begins to break away on your building.

A severe case of concrete spalling could end up causing leaks in your roof or walls, which can end up costing you thousands in repairs.

We usually find concrete spalling for strata buildings when moisture has seeped through reinforcements bars under concrete, which leads to corrosion.

Particularly in coastal areas, moisture can seep into hairline external cracks, exacerbating cracking. We can assess the water damage and determine the best approach to fix it before it becomes any worse.

One way to do this on masonry surfaces is by using elastomeric paint, which is double the thickness of regular paint and provides an additional layer of protection. It’s applied like ordinary paint. However, when it hardens, it becomes a flexible, watertight covering that can stretch and return to its original form without causing any damage to the property. This can help to reduce cracking. It’s also possible to incorporate a texture for design purposes. Given how thick the paint is, you typically require almost double the amount of standard paint, which makes it a more expensive option. However, it can sometimes be as thick as six layers of regular paint and can repel salt and sand, so it’s a great option if you are close to the water and can make your paint last longer.

Our booking period is between two to four weeks, though we can start smaller jobs at short notice. For large jobs, we schedule these in advance to ensure we have the right amount of painters available to meet the demands of each project. Our process involves carrying out a thorough assessment of the requirements, arranging confirmation, and signing off relevant paperwork. 

s with any painting project, the length of time it takes to complete can vary significantly depending on the size of the building and the areas that require painting. For example, if it’s just a common area in a medical centre, we can finish in a day or two, but it will probably take a few weeks or more for an entire complex. We offer free on-site inspections to help determine how long it will take to complete a project and the best way to accommodate your requirements.



Being based in Brisbane, rain can obviously be an issue when painting external surfaces. Rain can, unfortunately, cause delays, and there is often not a lot we can do aside from assessing the site to determine how much work we can undertake in the weather conditions. Any delays will be communicated with you immediately, and we’ll do our best to keep the project on track to meet your timelines. Given that most heavy rainfall occurs in Brisbane in late afternoon storms and acrylic paint takes a few hours to dry, we may be able to make progress in the morning.

We usually recommend high-traffic areas be repainted every 4 to 5 years. However, this can vary depending on several factors, for example, the use of the property. For instance, in a school, you’ll likely need to repaint more frequently due to wear and tear than in a private medical clinic where walls don’t need cleaning as often. Regularly repainting as part of an ongoing maintenance plan can help reduce costs in the future and keep your property looking visually appealing. 

Our experienced Production Manager works closely with our clients to ensure they’re satisfied with the final result. We organise a final walk-through of the property to ensure we’ve completed everything as per the quote and specifications agreed before the project. If there’s any areas identified by clients that require attention we fix these immediately. Once satisfied, we ask clients to sign off on the painting project’s completion.

This can help ensure there are no delays or issues when we arrive. It also helps to ensure that we can safely access the building. For example, we’ll work closely with you to determine who will move furniture, which we can arrange, or you can coordinate before the project begins. Suppose we’re temporarily blocking any common areas. In that case, it’s important to communicate details to anyone this may impact and let them know how long we’ll be on-site. 

This depends on how much natural light your common areas receive. Hallways, for example, don’t typically get a lot of natural light, so using a colour that’s too dark can make it feel smaller than it is. On the other hand, if you have ample, open space with plenty of light, you’ll have more options. Also, neutral colours like beige or grey hide wear and tear better and won’t go out or date quickly like some other bright colour choices. 

A site visit to the building can help us ‌understand the client’s requirements to prepare a comprehensive quote. This allows us to thoroughly assess the work required to ensure a high-quality finish for the property. We can provide quotes virtually based on building plans as long as they include all measurements and photos. Be aware that these quotes may not be 100% accurate, and therefore we ‌recommend a site visit where possible. We don’t currently work on projects for builders or new construction projects.

Our comprehensive business insurance policy covers any financial loss or damage should there be any issues. We take safety precautions ‌seriously for everyone on-site, so this is an infrequent scenario. 

Yes, we organise all height access equipment and scaffolding to ensure we can access the building before we begin any work on the project. Because of safety concerns for our employees, we do not currently service any buildings over three to four stories high. We’re passionate about transparency with our pricing. Our quote provides a full breakdown of all associated costs if we need to use any height access gear for your project.

We can work alongside other trades if necessary. Our preference is to have full access to the site so that there are no delays to our painting project. That way, we’re not relying on other trades to finish up jobs before we can make progress. We recommend scheduling other trades before or after our commercial painters arrive on-site for smoother project delivery.

Our payment terms for any commercial painting projects are typically seven days from the invoice date. If, however, you require different payment terms, for example, 30 days, we can organise this on a per-project basis.
